When to Call for Residential Electrical Inspection

Homeowners are compelled to have a home electrical inspection by a certified inspector at least once every five years. If you are a landlord, the inspection needs to be every time a tenant vacates even if the five years have not elapsed.

You should also call us if you are planning to buy or sell a home. You want to make sure that the electrical is up-to-date if you are purchasing a home. The cost of rewiring can significantly add to your buying price. We can also update your home’s electrical before selling so you can get as close to your asking price as possible. Poor, shoddy or outdated wiring can seriously hurt your chances of selling your home at all let alone at a good price.

Call use before making any major renovations to your home. Additions and other such home-improvement projects come with additional energy demands. We can confirm whether your existing system can handle the additions or if you require upgrades before or during the renovation. Other reasons to call us include:

  • When required by home insurance service provider
  • When switching home insurance service providers
  • You have persistent electrical issues
  • You have added significantly to your home appliances
  • Unresponsive switches and dead outlets
  • Your home is more than 40 years old
  • Before reconfiguring appliances or lighting

Keep in mind that the ESA does not perform any repairs or alterations. This is an enforcement and inspection body. We highly recommend that you let us do the initial inspection before the ESA comes in.
